According to a report
released last week, Tampa Bay, yet again, takes the lead in the nation for
foreclosures. From March to April, Tampa Bay area properties in mortgage
default, auction or bank repossession jumped 18%. Our neighbors to the south,
Miami came in second with 38%.
The report went on to say that auctions & bank takeovers made up 59% of the
4,295 foreclosure filings last month, in our area. This shows that banks are
moving forward on homes at the end of the foreclosure process. Oddly enough,
this is a good thing.
As I described in the last post, our area has only a 5 month supply of
inventory available and as a result bidding wars are back in full swing. With
distressed property prices starting to rise, homeowners who are in a regular
sale position can jump on this upswing & get even higher prices for their

A clear sign that the market is rebounding is when low ball offers from buyers no longer get the sale. It seems to have just happened overnight, but one day sellers are entertaining every offer that comes over & today, buyers are offering at or above asking price to get the house. Last year a survey was published by the National Association of Realtors® (NAR), 1 in 10 realtors quoted "low-ball" offers as a concern. And, according to real estate columnist another NAR survey conducted Spring 2012, found that almost no one complained about low offers. A low-ball offer is defined as an offer generally 25% or more lower than the asking price of a home. Buyers try this thinking they can land an awesome deal. While this was the case 3 months ago, today these buyers are beat out by more realistic buyers on the market. Most low-ball buyers change their tactics after loosing a few properties in this process.
